Before You Repair the Wall, Understand Why It’s Damp.

Damp marks and damaged plaster can have different causes. An assessment helps gather information about the affected areas and determine what further investigation or remedial work may be appropriate.

What Could Be Causing the Damp?

Moisture can enter or accumulate in a building for a range of reasons. These are possibilities to consider, not conclusions based on appearance alone.

Rising damp

Moisture may move upward through masonry, depending on the building, ground conditions and damp-proofing details.

Rainwater penetration

Rain may enter through vulnerable walls, joints, openings or exterior finishes.

Plumbing leaks

Leaking or concealed water pipes and fittings can contribute to damp patches near affected areas.

Drainage or water run-off problems

Poor drainage, pooling water or run-off directed toward a building can affect walls and surrounding materials.

Condensation and ventilation issues

Indoor moisture, cooler surfaces and limited ventilation can contribute to condensation and related damage.

Important: These are possible causes. Visible damage or a single moisture-meter reading does not necessarily confirm the source of moisture.

What May an Inspection Include?

The scope depends on the agreed service and the areas that can be accessed safely.

  1. Discuss the property, affected rooms and symptoms.
  2. Visually inspect accessible affected areas and record observations, with permission for photographs where appropriate.
  3. Take moisture readings where appropriate, considering the instrument, wall material and test locations.
  4. Discuss preliminary findings, possible next steps and whether further specialist investigation is needed.
A written report is supplied only if included in the agreed inspection service. Plumbing, roofing, drainage or structural issues may need assessment by a relevant specialist.
